Enabling private sector investment through key infrastructure provision; Encouraging local business expansion; Public investment in a catalytic managed workspace development

“The availability of employment land is a vital ingredient in ensuring that we have the right facilities in place to help local business expand and attract new businesses to the area.  This site in Skegness has had planning permission for employment use for a number of years, but the costs of providing new roads and services into the site have prevented the landowner bringing this land forward for development.  The new investment and year-round employment opportunities that can now be attracted to the coast on the back of the additional monies that have been secured for this project will have a really positive impact on the local economy."

Ursula Lidbetter, Former Chair of the Greater Lincolnshire LEP

The proposed two phased Skegness Gateway Project will enable a 31 hectare (91.5 acre) Greenfield site to be opened up for mixed use commercial and leisure development. This site situated within the Skegness Western Growth Corridor, is the only allocated employment land for Skegness in the East Lindsey Local Plan.

  • Phase 1 being the provision of utilities and infrastructure to service 5 hectares of employment land and the construction of small "ready to move in" industrial units, totalling 6,000 sqft, to provide suitable space that meets the current and emerging demand in Skegness for expanding businesses in the area, and attracting new businesses as well. The site will be suitable for B1, B2 and B8 uses.
  • Phase 2 is currently a pipeline project still requiring further development and will see the construction of a four leg roundabout on the A52, opening up wider development land to the south

Growth Deal support has been awarded for phase 1 only and construction works are underway and the scheme will complete in February 2021.
